Search engine results do vary depending on your location plus there’s another factor – your own personal search history. Google will offer your web pages that you have visited before because it assumes you might want to see that page again. This is one reason that people can get a false view of their own ranking because it’s one of the sites they visit regularly. To over come this, make sure you are signed out of your Google account.

There is also yet another variation.

If you search from New Zealand for say “rental properties in New York”, you will see different results from someone in New York making the same search. To get the correct foreign view you need to change the Google search string country code or use an add-on if you use Firefox for your browser.

Hi,
Quite interesting. Never thought so deeply about ranking etc.
With that knowledge I see three different search results based on ranking;
local, national (for instance google.co.nz) and international (google other than NZ).
So back to square one thinking about strategy, the market and keyword research when being focused on the local market.
Thanks for your eye opener.
